5 Simple tips for preventing leakages in Mumbai

In Mumbai, the basic structure of terrace houses remains the same and all of these leakages can be repaired easily. Once you have identified the leakage, follow these 5 simple tips to prevent it from getting worse. All the tips are cost-effective and easy to understand and implement. If you follow them diligently, you will improve your overall health and living conditions in your house in Mumbai city.

Five Simple Tips for Preventing Leakage in Mumbai :

1 Clean Downspout Regularly

Downspouts are one of those things that most of us tend to ignore. But they play a vital role in preventing rainwater from damaging our homes. Before it reaches your home, roof water has travelled through miles of downspout pipe. Years of leaves and sediment can build up inside these pipes, ultimately leading to leaks. Clean out your downspouts regularly and you’ll cut back on leaks and dampness inside your home by reducing all that grime that’s built up over time.

2) Secure the terrace of the building

The terrace is like a crown of the building. WE need to secure it by doing proper waterproofing as it bears all the brunt of the heat, cold and rain. Envolve a leak detection service to help you to resolve any leakages from the terrace.

3) Don’t Let Greenery Overgrow the Home

Trees and plants are a great addition to any property, but make sure that you properly maintain them. Otherwise, overgrown greenery can clog drains and create pools of stagnant water on your terrace or roof, which is a breeding ground for termites and other pests. Stagnated water finally finds its way into our homes.

4) Replace Damaged Panels Regularly

Old and damaged terrace panels are one of the most common reasons for leakages. We generally overlook the Panel as it is outside and we tend to keep a check. Any form of rust or peeling can make a way for the water to enter easily. Replacing a panel isn’t always necessary but doing so can keep water out of your home and reduce future repair costs by as much as 50 per cent.

5) Over Head Water Tank – Generally, we all overlook the little trickling water which may be due to a small crack in the water tank. We need to understand that water tanks hold huge volumes of water. If these minor cracks are not addressed in time, we may have to undertake major tank waterproofing repairs. Overall this will cause damage to the structure too.

Leakages in Modern High Rise Building

Modern High-Rise buildings have typical floor plates stacked one above the other.

The location of wet rooms, viz toilets, kitchens, dry balconies are built around a central core with the passage in between and habitable spaces around it.

In case of leakages in the ceiling of habitable spaces, the obvious link of source of the leakage is sought at the floor above.

Typical ways of resolving leakage issues are by checking for pressure drops in water supply lines to ascertain leakage in the pipes and posting that to check for drain lines and floors.

Conventional solutions involve breaking tiles- floor/wall or both as the situation demands, resolving pipe leakage if any, redoing waterproofing and finally relaying the tiles.

In recent times it has been noticed that this system of leakage resolution gives temporary or no relief in certain cases. It is advised to break tiles only and only if all other options are ruled out and not as the first line of defence.

Modern technologies assist in mapping the likely source of leakage to the exact spot assisting in minimal works resulting in saving of time and convenience.

This can be done by a waterproofing expert with gadgets like Thermal Scanner Moisture Meter, and even Wall and Floor Detector.

An important aspect to note is that, while we may resolve the leakage for now.

The fact that the water found its way through the structure and resulted in leakage below indicates the presence of gaps or passageways.

In short, we can say that the waterproofing is porous.

In such a situation it is advised to carry out injection grouting in the source area as well as in the affected portions of the lower floor to ensure complete sealing of gaps and passageway, which may be existing due to a combination of reasons rising during the construction stage.

We at Leakproof.in provide solutions for all types of internal leakages without breakage.

Terrace Waterproofing of High Rise Building

Modern Residential /Commercial or Industrial complexes have a large floor plate spanning over several wings , having expansion joint based on the length of the building.

These when not properly taken care gives rise to leakages in the terrace .

Compared to single standalone buildings, multi-wing complexes have a rhythmic set of staircase and lift room blocks at regular intervals.

It is combined with a series of services, like water supply inlet/outlet lines running around the core, i.e overhead water tanks.

expansion joints in façadeexpansion joints

Presence of expansion/construction joints can lead to multiple leakages along the entire height of the building leading to façade leakages and podium leakages too.

To add to the problem the wall surfaces within are not plastered . Later these areas are not accessible to identify the flow and pattern of leakages.

leakages in ductsToilet duct open/semi-open or enclosed areas each have their own share of benefits and problems  depending on the height of the building.

Internal leakage issues do not resolve even after the end of the rainy season due to the lack of natural drying especially in high-rise buildings. Covering such areas may seem like an option but needs to be engineered well.

Internal Leakage

The pressure of architectural elements like bands, pergolas, cantilevered chajjas at terrace level are subject to high winds and may develop cracks due to stresses.

Cracks in RCC façadeThese are an easy point of access for water which passes into the structure as these members in modern RCC frame structures are anchored to the main column and beams which are part of the building.

Solar panels, wind mills and other energy saving devices if not carefully planned at the onset lead to early ageing of the terrace surface leading to leakages.

Coupled with presence of facilities like lawns, roof top swimming pools, green spaces including planters all woven into the limited space called terrace stretching from the first to last wing in the complex .

This further pose problem of maintance and if over-looked can be potential source of leakages on a year -on year basis.

Modern complexes are indeed ‘Complex’ essentially at the top and since this is the first receiving point of water leakage due to exposure to weathering conditions an efficient waterproofing system is essential for the life of the building and comfort its inhabitants.

Its thus important to get the building diagnosed for leakages and also fix the leakages with a good waterproofing contractor near you .
